Finances

• Requests for quotes from suppliers, orders and SLAs, payments (security companies, maintenance of equipment companies, insurances, compliance certificates such as Fire…)

• Yearly budget of the Association Syndicale

• Invoicing of Syndic fees and follow-up of debtors

• Yearly Accounts

• Human resource management (employment contracts, remuneration, follow-up of employees in general)

Legal compliance

• Approval of architectural plans according to Cahier des Charges

• Site visits monitoring and communication regarding the respect of Cahier des Charges

• Liaise with lawyers for legal action regarding debts, infringement of architectural guidelines.

Administration

• Organisation of the AGM of co-owners once a year

• Collaboration with the elected Conseil Syndical which represent the owners (several meetings per year)

• Delivery of clearances when an owner is selling its asset

• Communication on behalf of co-owners with local authorities on various matters

Site supervision and maintenance

• Very regular site visits: Supervision of subcontractors: Safety, Maintenance and cleaning, repair and maintenance of equipment (pool, power generator, lifts, automatic gates, water pumps, lights, plumbing and electricity etc...)

• Monitoring of construction in progress

• Maintenance of common spaces (gardens and plants, roads, guard posts etc...)
